Your Shift Accessory Dwelling unit is built 100% complete with all the necessary components to occupy and use the dwelling on day 1. While Accessory Dwelling Units require permits in most jurisdictions across the country, you may purchase any of our Shift Models with a permit submission set of plans and handle the entitlement process yourself. We highly recommend hiring a professional to assist in this process.
Your Shift Accessory Shed Structure is built 100% complete with all the necessary components to use the Shed Structure on day 1. While Accessory Structures do not require permits in most jurisdictions across the country, we highly advise you check with your local building department to understand local requirements.
None of the items below are included in our Standard Shift Product pricing. The estimates provided in our configurator and/or marketing materials are allowances based on typical installation, and are subject to change without notice. Final pricing will be provided prior to collecting final payment and scheduling delivery of your Shift unit(s).
Steelblox manages the following services and fees to make the process seamless for our clients. We do not provide prices for these services upfront as they are regionally specific and can fluctuate routinely. Steelblox bills these services at cost plus 15%.
We deliver to various locations throughout North America. Because every location is a different distance from our facility, delivery costs will vary by project. An estimate is provided at time of purchase with final costs provided prior to shipping.
Setting costs will depend on regional building codes. A local heavy equipment operator and General Contractor may be required as part of the process. An estimated cost will be provided prior to executing a contract, with final cost billed prior to delivery at the aforementioned cost plus 15%.
Some jurisdictions may require your Shift unit be permanently connected to a foundation system. In this case a deputy inspector may be required to inspect the attachment at time of install. A cost will be provided prior to collecting final payment and scheduling delivery.
Permit Fees are regionally specific, and are typically paid directly by the property owner. Steelblox can provide entitlement services to streamline this effort for our clients. If hired to do so the fees are billed at cost plus 15%.
Required Engineering is unique to each project. The requirements are dictated by both local and state level jurisdictions that oversee Building and Safety. These fees are calculated once engineering bids have been received and can be provided prior to executing the contract. Steelblox bills these services at cost plus 15%.
Change requests to pre-designed homes require Architectural and Engineering changes, and are subject to professional service fees according to that scope change. Changes to the design will also alter any timelines represented, as plan sets will need to be reviewed and approved by local and state agencies prior to moving forward.
Steelblox homes are designed and engineered according to California Building code, typically the most demanding in the Continental US. There are states/regions we deliver to that may have special requirements, and the cost for those requirements are add ons to our standard product pricing.
All construction work done at your property is excluded from the Factory Modular Construction cost, which is the price presented on our website and most marketing materials. Steelblox will provide bids for the sitework once project engineering is complete. An estimate can be provided prior to executing a contract.
Regional Sales tax is charged based on the local sales tax rate where the home is being delivered to. This varies by location throughout the US.
