A $250 deposit is due at the time of reservation. The 100% refundable deposit secures your order in our production line, and allows us to begin feasibility and a site inspection of your property to make sure the selected ikkonic product is allowed at your location.
After reservation is complete, we’ll be in touch within 48 hours via email and phone to schedule a discovery call with your Project specialist. During this call we’ll ask and answer questions about the next steps in the process, and firm up a schedule to complete our inspection and feasibility reporting of your site.
Once complete, we’ll reconnect to schedule a deep dive into the details, specific costs and timelines of your project. This will all occur within 21 days of your reservation, barring any out of the ordinary circumstances. Orders may be canceled anytime prior to execution of the purchase agreement, and a full refund of your deposit will be issued. Orders canceled after the purchase agreement has been executed will forfeit the reservation fee.
While our pricing is as transparent and upfront as we can make it, there are site and regional building code circumstances that can change the total price of your project. All these variables will be covered by your project specialist, and a final cost will be included in your formal proposal.
There are multiple options to attach our floor system to the earth. For our pre-configured selections, we offer 3 turnkey foundation systems at a fixed price provided your site is level to within 6″ across the footprint of Shift.
A slab-on-grade is a type of shallow foundation in which a concrete slab rests directly on the ground below it. A slab-on-grade foundation usually consists of a thin layer of concrete across the entire area of the foundation with thickened footings at the edges or below load bearing walls in the middle of the building.
A perimeter foundation is a type of foundation that provides direct structural support for exterior building walls with a continuous foundation and footing. Points of interior support are provided by isolated piers.
As the name suggests, a post and pier foundation consists of concrete piers that are set deep into the ground to bear the weight of the structure. Spanning up from the concrete piers are either concrete or wooden posts, and along the tops of the posts run horizontal wooden beams that provide the bed on which the structure will be built.
We will grade, cut fill and re-compact soil to meet the engineering requirements of our predesigned foundation system. If your site needs add ons such as erosion control, shoring, retention basins, grade beams, retaining walls or other atypical work, additional fees apply.
Ikkonic has pre-designed the most efficient foundation system for use with our homes. Your proposal is inclusive of this pre-engineered option, which works in most locations. if your site requires additional engineering or other foundation systems are required, additional fees apply.
We will connect to Waste, Water, Power and Gas/Propane systems that are located within 100ft of the home. For connections outside this range, additional fees apply.
We will set your home on the foundation system, and make all required permanent connections. Our fees include a crane distance up to 100ft. For crane setting distances outside this range, additional fees apply.
Our Site Construction team will handle all local inspections, to insure all requirements have been met, and final Certificate of Occupancy has been issued by your local building and safety department. If special inspections are required due to changes in scope, additional fees apply.
If your project is being financed, we will coordinate all local draw inspections with your lender. This includes providing all necessary pre, in progress and post construction documentation necessary to satisfy your loan requirements.

Minimum Requirement: California’s 2020 Solar Mandate requires all newly built homes to install solar photovoltaic systems. These requirements are based on the floor area of the home and the climate zone. There may be exceptions to the mandate, like property being too shaded or having too small a roof to install solar panels. The solar panel systems must be sized for the full annual energy usage of the home. Sizes will generally range between 2.7 kilowatts and 5.7 kilowatts under the state’s requirements.
A grid-tiered system is connected to your home wiring system and the electrical grid. It uses energy from the solar panels if there is solar energy available and otherwise uses electricity from the grid when necessary.
Grid-tiered systems are the least expensive type of solar power system available since you’re not relying on them to completely meet your electricity consumption - you can use energy from the grid when the solar energy isn’t enough.
A cool benefit of grid-tiered solar panel systems is that if you generate excess electricity, you can sell them for credits on your electricity bill in a process known as net metering. Over the lifetime of the system, you’ll save thousands of dollars from both the electricity saved by the panels and the profits from net metering.
Because your system would be connected to the grid, though, it’s not exempt from any issues that you would experience from a typical power outage. You wouldn’t be able to continue using solar energy during a power outage. For that, you’d need a system with energy storage capabilities.
This type of solar energy system is the same as the standard grid, except that it has additional energy storage in the form of solar batteries. Having solar batteries lets the system operate when solar energy is scarce. For instance, a grid-tiered solar panel without energy storage can’t use energy from the sun once it becomes dark outside. It will need to pull electricity from the grid in order to use energy at night.
With a solar battery, you can use electricity that was stored in the grid during the day, instead of relying on the grid. Unlike a basic grid-tiered system, you’ll still have power in the case of a blackout. It will have enough backup power to keep the lights on in your home, which is especially helpful if you live in an area that is no stranger to grid blackouts or energy shortages. Because of its additional capabilities, this system costs more than installing a simple grid-tiered system. The solar battery will have extra costs, too. However, the upfront costs become worth it in the long run. California’s time-of-use plan charges higher costs for electricity during peak hours, which is in the late afternoon and evening. A solar battery will save you from pulling electricity from the grid during these times.
A solar-powered system doesn’t need to be connected to the grid in order to work, though. An off-grid systems functions independently, relying solely on solar power. It uses its PV panels and solar batteries to eliminate any reliance on the electric grid within its system, having enough storage capacity on its own to power all of your home's appliances and electricity sources. In states like California, an off-grid system is a reasonable option to consider because of the ample sunlight. With enough storage, you’ll have plenty of energy for your entire home. However, because the system doesn’t use any electricity from the grid, it will need to be large enough both to collect and store all of the energy you need.
Because you’ll need more solar equipment, off-grid systems are significantly more expensive than grid-tiered systems. While they’re the most environmentally friendly choice, off-grid systems should only be installed if you’re financially ready to make such a large commitment. Otherwise, a grid-tiered system will give you the most value for your money by lowering installation costs and giving you the assurance of having two sources of energy available.

Your Shift Accessory Dwelling unit is built 100% complete with all the necessary components to occupy and use the dwelling on day 1. While Accessory Dwelling Units require permits in most jurisdictions across the country, you may purchase any of our Shift Models with a permit submission set of plans and handle the entitlement process yourself. We highly recommend hiring a professional to assist in this process.
Your Shift Accessory Shed Structure is built 100% complete with all the necessary components to use the Shed Structure on day 1. While Accessory Structures do not require permits in most jurisdictions across the country, we highly advise you check with your local building department to understand local requirements.
None of the items below are included in our Standard Shift Product pricing. The estimates provided in our configurator and/or marketing materials are allowances based on typical installation, and are subject to change without notice.
